Every project is different. The sequence below is how a typical Smart Size project runs — timelines, approvals and site works vary, so we won't pretend otherwise.
Stage 01
Choosing your home
Browse the Smart Size collection and shortlist the designs that suit your family, site and budget. This is where most of the heavy design lifting is already done for you.
Stage 02
Initial consultation
We talk through your shortlist, your priorities and your expectations, and give you an honest view of what's realistic for your project.
Stage 03
Site discussion
We look at your site: access, orientation, levels, services, boundaries and any known constraints. Site conditions influence design, cost and programme.
Stage 04
Planning and design
Your chosen design is adapted to your site and prepared for the relevant approvals. We can't guarantee any planning outcome — your local authority makes that decision.
Stage 05
Specification
Layout options, kitchens, bathrooms, flooring, heating and finishes are selected and set out in a clear written schedule so you know exactly what's included.
Stage 06
Site preparation
Setting out, groundworks, foundations and service routes. This stage varies most between sites, which is why we assess it properly upfront.
Stage 07
Construction
Concrete block cavity walls, roof structure, windows, insulation and airtightness — built on-site in the traditional sequence by our building teams.
Stage 08
Finishing
Plastering, screeds, second fix, kitchens, bathrooms, decoration and external works, followed by testing and commissioning of services.
Stage 09
Handover
A walkthrough of your finished home, documentation and certificates, and the keys. Then it's yours.
